Which Architectural Services Might You Be Interested in After The Feasibility Phase?

These are the services commonly provided by architects. The percentages listed are common design fee estimates as they relate to the percentage of construction costs. (Select all that apply).
(2%) As-Builts: When there is an existing building, all aspects of it must be measured, drawn, photographed, and filed. Existing drawings from the original construction make this process easier, if available. (This phase is required for all renovations and additions.)
(10%) Basic Services: Concept design to come up with the big idea that integrates client goals with construction budget, building codes, land use codes, etc. Coordination with engineers as needed and creation of drawings and documents for permit submittal. Coordination with the building department to obtain a permit.
(2%) Interior Cabinetry, Finishes, & Trim Design: Layout and specification of materials/products for built-ins, kitchens, bathrooms, flooring, etc.
(0.5%) Electrical Plan: Layout and specification of lighting, switches, outlets, speakers, etc.
(0.5%) Bidding: Solicit bids from builders, negotiate cost reduction, and counsel on contracts between the builder and owner.
(2%) ***Construction Administration: Weekly meeting with builder to review construction progress, quality, budget, schedule, code compliance, troubleshoot construction issues, and provide cost reduction strategies. Monthly review of construction invoices prior to payment to builder. ***(This service is required for all projects that commence construction.)

Josh PS spends approximately 4 hours researching preliminary zoning and land use code requirements specific to an address of a project to facilitate a productive 1 hour initial consultation meeting or phone call. Josh PS charges a flat fee of $500 for compiling a limited feasibility study ($50 additional fee for properties within an HOA with CC&R's and $100 additional for properties with an ECA and ADU). Zoning other than single family residential will be charged at a higher fee to be negotiated. The fee will be charged whether a meeting is held to review it or not (feasibility meetings more than 20 miles from downtown Seattle will also be billed for travel time/mileage at our ordinary hourly rate, and I understand I will be billed for additional time at the regular hourly rate if I do not stop the consultation after the 1 hour of allotted time).
The information provided by this research allows preliminary feasibility analysis for topics such as required setbacks from property lines, maximum lot coverage, height limits, and estimates for construction and design fees (when the project site can be visited). The information provided is preliminary and will need verified by the building department, engineers, and/or builders. Our ordinary hourly rates are not billed for this service as a courtesy to potential clients.
(Unfortunately Josh PS cannot provide these services free-of-charge since it is unfair to current clients who pay for these services and would therefor cause an increase to overhead expenses.)

What to expect at most consultation meetings:
We will start by reviewing the feasibility report with you to explain how the codes may relate to your project.
We will walk around the inside of your property to look at the structure to determine areas that would be challenging and areas that would be easiest to retrofit for your project.
We will walk around the exterior of the property to anticipate any issues with setbacks from property lines, % of the lot that can be covered with an addition, and how an addition might be able to connect to the existing condition.
As we walk around the property, you can explain your design goals and show us where you envision possibly making any changes. Although the consultation is not a “design meeting,” it is an opportunity for you to explain your goals.
At the end of the meeting we will recommend next steps. This may include getting a surveyor and/or geotechnical engineer started if a survey or soils analysis will be necessary for your project. We may also recommend a measurement meeting where you would hire us to return at a future date to measure and photograph the existing walls, doors, windows, etc, so we could draw the existing floor plans and exterior elevations which are necessary for us to be able to start designing the project for you.
