How it works:

  • We use the info you provide to research the land use code for the zoning classification on your specific property to produce a feasibility report citing applicable codes, a compilation of applicable permit forms, research on the property, and a preliminary site plan drawing to document setbacks from property lines (where buildings may not be constructed), the maximum % of the property that is allowed to be covered, and other factors).

    • We spend about 8 hours producing and reviewing these reports with you that are generally around 100 pages.

    • We bill hourly at our regular rates at www.josharch.com/contract for this service (generally $1000-$2000 for non-residential properties, and these reports can be over $5000 if we are evaluating properties that must comply with environmental critical area regulations).

  • Once you complete the form below, we will begin the feasibility report once the payment is received.

  • After about 2 weeks, once the report is complete, we will reach out to schedule a meeting to review the report with you. (Since the feasibility report is necessary to know what you are allowed to do on your property, we only meet with potential clients once we have completed a report, so we can provide value to our initial meeting.)

  • We will send an invoice for the time spent at the end of the month, and feel free to check in anytime for progress as we work.

  • Also be advised that the findings in feasibility reports are preliminary and must be verified during the design process, if you choose to move forward beyond the feasibility phase.

  • For construction cost reference, as of 2022, additions around the Seattle area are $200,000 for the smallest addition imaginable based on our experience with designing about 100 projects per year. Renovations are usually at least $20,000 for simple bathrooms, and $40,000 for simple kitchens, but most are usually at least double that amount. New homes of average size and quality are commonly around $1M. To be clear, these are not design fees. These are the construction costs we commonly see builders charging for their material and labor. After designing preliminary plans for a project, we can request preliminary estimates from builders.
