($3000) Flat fee to draw existing conditions


Once we have completed your feasibility report, the next step is to document the existing conditions. We create drawings of the as-built house which serve as our “blank canvas” moving forward. Our goal is to get within 1” of accuracy to be as efficient as possible when we measure. Depending on future design details, we may need to measure certain areas in a greater level of detail once the design process progresses, and that would be done hourly as an additional service as part of our typical design services.

We will measure the interior of the house to document each wall, door, window, roof, beam, porch, etc, and we also chronicle photos of each area for our records. We have a very efficient system in place to get this job done efficiently and effectively. Once we finish measuring, we draw the existing floor plan of each level and elevation views of each side of the house. We use these “as-built drawings” to document the proposed design changes later in the design process. The fee includes measuring up to 3 floors, within one building only, totaling a maximum of 3000 square feet, and all documentation will be done from the floor or ground without a ladder. Any inaccessible areas will be estimated. We do not do thorough documentation of the ductwork or any mechanical, electric, or plumbing systems since that is rarely needed. The drawings will be delivered to the client as a PDF and DWG format for their unlimited use, but Josh PS accepts no liability with the use or compatibility with other parties.

Josh PS prefers to draw the existing plans rather than to hire a third party to do this. Documenting the existing conditions gives us a chance to more thoroughly understand your structure than if it were just given to us. It also enables us to draw the existing conditions in a manner that works well with our typical protocols. This prevents compatibility issues and saves you time and money overall.

In some instances, we will need to hire a licensed surveyor as an additional fee to document the property lines, outline of the house, other buildings, and hardscapes, and sometimes even the topography.

Once the measurement meeting is complete, it usually takes around 2 to 3 weeks to draw the existing floor plans and elevations, and we will email those to you when completed. At that time, we will also send you a contract for the next step in the process: the design phase of your project (the FUN part)!
